Part renovated barn with three converted gites:

The renovations were started in 2005 and all the work has been done by artisans, we intended to finish it and live there ourselves, but due to ill health we need to buy something smaller.

It has permit de construire for :-
4 bedrooms, one with en suite shower room, and walk in wardrobe. Another bathroom/shower, and 3 smaller bedrooms.

Downstairs there is one large room which incorporates a kitchen, and a utility room, with facilities in place for a toilet in there. All the walls are finished, outside and a completely new roof is in place, and it has concrete beams and concrete sub floor already done. The fosse and filter bed have been installed, with all the evacuation pipes in under the floor.

The interior detail is not touched, so it is a clean slate for you to do with as you wish, but we have left in place some of the original feature, like the archways set into the wall, which were originally the cold cupboards according to the French plumber. We have also opened up one of them to make it into a window, with the same arch outside.

We have a full photographic diary (almost daily) of all the stages of renovations of the barn, but not the gites are we were living in England at the time, but it has all been done by artisans. We have photos of the interiors of all the gites on request.

Outside:
There is 8000sq mtr of land in total, making half of it into a nice garden area, the other half as a field, which at the moment the farmer cuts for hay. Shed, orchard and optional ride on lawnmower available.

On the same plot there is a longaire, which has been fully converted into 3 gites all with 2 bedrooms, these are fully furnished and ready to rent, either long tern of as holiday lets. At the present time 2 of them are on long term let, with a contract which states “ till sold and then to negotiate with the new owners” They are bringing in a rent of €400/ calendar month each. There is one free to live in while the barn is completed.

Close by there is the Nantes Brest canal, and we are just 1 ½ hrs maximum from all Brittany coastlines, In the north you have the rose granite coast, and St Malo and Roscoff ports. Dinard airport is just 1 ½ hrs drive away. To the west you have Brest airport, and the bay with it’s many islands. To the south is L’Orient, with beaches, and along that coast are many beautiful beaches, including Benodet, and St Triniste. Carnac, and Vannes are along that coastline as well.

In Brittany there are a multitude of menhirs, and ancient giant stones, includuing the ones at Heulgoat, where King Arthur is suppose to have camped, and the cave he is said to have waited in, for many days.
